This will check everything is in place, hasn’t been mislaid, or damaged, and if anything has, then it can be rectified before it becomes a major problem. And all the issues are recorded in a new video if that is appropriate, and copies provided to the landlord and tenant.

Thirdly is the all-important check-out stage. This is where the inventory check comes into its own. And if all the other stages have been carried out properly, then this stage should be straightforward. But is also a very stressful stage for all concerned parties. The landlord is usually anxious that the tenancy finishes on the best note possible (no monies outstanding and their property in good order). And the tenant is preoccupied with moving, thinking about packing, moving into a new property and coping with bills coming from all directions.

And this is the stage that can cause the most trouble. Which is why a good video inventory agency will usually undertake this final part of the inventory check without the tenants present. A number of elements are ticked off, including highlighting any discrepancies between original inventory and the state of the property and its contents; taking a note of tenant’s forwarding address details; and, reminding the tenant about their responsibilities regarding utilities.
